Welcome to Cottonwood’s Unit 11 in Sun Lakes, AZ
UNIT 11 is centrally located in Sun Lakes offering many community services such as banking, churches, retail stores, healthcare, and dining options. Homeowners have choices of fast food establishments, as well as restaurants in Cottonwood Palo Verde and the other two phases/communities within Sun Lakes.
UNIT 11 Declaration of Restrictions (initial CC&R’s) were filed with Maricopa County in November 1979 by Sun Lakes Properties, Inc., Edward J. Robson, Developer, and the buildings were constructed in the ‘80’s. Our homeowners are also governed by the CC&R’s of HOA2 Cottonwood Palo Verde. Obviously, additional CC&R’s are warranted for Unit 11 due to the nature of townhouses versus single-family homes, such as inclusion of outside building maintenance, for example painting and stucco repair, and landscaping of the common areas. Due to these differences, homeowners pay both HOA2 dues AND Unit 11dues.
The dues for HOA2 entitle our homeowners to use of all the amenities Cottonwood Palo Verde has to offer, which include:

Tennis & Pickleball Courts
Bocce Ball courts
Golf Courses & Driving Range
Swimming pools and hot tubs

Library
Handball Court
Activity Rooms (ceramics, lapidary, billiards, cards, etc.)

Cottonwood Palo Verde is served by the Maricopa County Sheriff and the Sun Lakes Fire District. We also have the services of the Cottonwood/Palo Verde Patrol which assists with neighborhood issues.
UNIT 11 is unique within Sun Lakes properties in that the buildings and common areas are managed and maintained collectively by the townhouse owners. It is served by our own HOA Board, comprised of elected officers, along with homeowner committee members. The HOA Board meets monthly and all homeowners are welcome to attend. Homeowners are also encouraged to attend the Annual meeting (usually in February). A monthly newsletter is available in the “Homeowners Only” tab to keep residents informed of current updates & events in UNIT 11.
